​Have it inspected before you list it.
A Pre-Listing home inspection can take some of the worry and “surprises” out of Selling your home. No home is perfect and as a home owner, you need to have a realistic understanding of what prospective Buyers will see when they look at your property and their perceived value of it.

Once you have an accepted offer, odds are your Buyer will engage a Licensed Home Inspector to Inspect your home. Without a Pre-Listing inspection the homeowner can be “surprised” by a deficiency identified in the Buyers Inspection report. A point of contention which could have been anticipated and avoided.

 A home that has been pre-inspected, which means that the seller can confirm that there are no major systems in need of immediate repair or replacement, and no known safety concerns. A Seller's Inspection informs you of any defects or problems with your home so that you can address them before prospective buyers discover them. You can then take the time you need to obtain reasonable repair estimates. Show prospective buyers that you are dealing in good faith. Avoid 11th-hour negotiations and delays, and justify your full asking price by having your home pre-inspected.   

Here are some advantages of having your home-for-sale inspected before you list it: 
  • You can choose the right inspector for you to inspect your home first, which may prompt the buyer to waive his own inspection contingency.  And even if he doesn't, a Seller Inspection means you won't be in for any surprises.
  • You can schedule your inspection at your own convenience, rather than accommodate a buyer and his inspector.
  • You can assist your inspector during the inspection, which is something that isn't normally done during a buyer's inspection.
  • A  Pre-listing Inspection may alert you to any immediate concerns, such as a broken pressure-relief valve or an active insect infestation.
  • The pre-listing Inspection:
    • allows you to take the time to shop for competitively priced contractors to make repairs, rather than making rushed decisions to get things fixed in a hurry.
    • lets you attach repair estimates or paid invoices to the inspection report; and
    • removes over-inflated buyer-procured repair estimates from the negotiating table.

​A pre-listing inspection is conducted the same as a buyer's inspections with all of the same major COMPONENTS of the home are inspected.
