A home inspection is a professional, objective, visual examination of the condition of a home and it's systems. at pro-spec home inspections, we go above and beyond what is required by NYS, NACHI, ASHI and other organizations for your home inspection. We hold to the highest inspection standards as set out by the certified Master Inspector Board. We inspect all of your home’s major systems, and then some. We include defects, maintenance items, items to monitor, and what type of contractors you will need to address any defects.

​HAVE it inspected before you list it.

A Pre-Listing Home Inspection can take some of the worry and “surprises” out of Selling your home. No home is perfect and as a home owner, you need to have a realistic understanding of what prospective Buyers will see when they look at your property and their perceived value of it.

Once you have an accepted offer, odds are your Buyer will engage a Licensed Home Inspector to Inspect your home. Without a Pre-Listing inspection the homeowner can be “surprised” by a deficiency identified in the Buyers Inspection report.   • You can choose the right inspector for you to inspect your home first, which may prompt the buyer to waive his own inspection contingency.  And even if he doesn't, a Seller Inspection means you won't be in for any surprises.

  • You can assist your inspector during the inspection, which is something that isn't normally done during a buyer's inspection.
  • A  Pre-listing Inspection may alert you to any immediate concerns, such as a broken pressure-relief valve or an active insect infestation.
