What Is a Home Inspection?

A home inspection is a professional, objective, visual evaluation of a home's condition and its major systems. At Pro-Spec Home Inspection Services, we go above and beyond the minimum standards required by New York State, InterNACHI, ASHI, and other respected organizations.

We follow the highest inspection standards, including those set by the Certified Master Inspector® Board. During every inspection, we thoroughly evaluate all of your home’s major systems — and more. Our reports include not only defects, but also maintenance items, areas to monitor, and guidance on the type of contractor you may need to address any concerns.

Our goal at Pro-Spec Home Inspections is to provide you with a deeper understanding of the home’s condition and empower you to make a better-informed real estate decision.

For Home Sellers

Are you selling your home?
Have it inspected before you list it.
Pre-Listing Inspections: Be Prepared, Not Surprised.

A pre-listing home inspection can help reduce stress and eliminate surprises when selling your home. No home is perfect — and as a homeowner, it's important to have a clear, realistic understanding of what prospective buyers will see and how that may affect their perception of your property's value.

Once you receive an accepted offer, it’s likely the buyer will hire a licensed home inspector. Without a pre-listing inspection, you may be caught off guard by issues found in their report — issues that could have been identified and addressed ahead of time.

By having your home professionally inspected before listing, you can confirm that no major systems require immediate repair or replacement, and that there are no known safety concerns. A Seller’s Inspection gives you the opportunity to fix problems on your schedule, obtain reasonable repair estimates, and avoid last-minute negotiations or closing delays.

Show buyers you're acting in good faith — and support your asking price with confidence — by having your home pre-inspected.

Advantages of a Pre-Listing Home InspectionThere are several benefits to having your home inspected before you list it for sale:
  • You choose the inspector. Hiring your own trusted inspector allows you to take control of the process, which may even prompt a buyer to waive their own inspection contingency. And if they don’t, you’ll still avoid surprises.
  • You can schedule it on your timeline. No need to accommodate the buyer’s schedule or rush through the process.
  • You can be present for the inspection. Unlike buyer inspections, you’re free to assist or ask questions during the process.
  • It can alert you to immediate concerns. Issues like a broken pressure-relief valve or active insect infestation can be discovered and addressed early.
A pre-listing inspection also:
  • Gives you time to compare quotes and choose the right contractors — instead of scrambling to make last-minute repairs
  • Lets you provide repair estimates or paid invoices up front
  • Prevents inflated, buyer-supplied estimates from being used as negotiation leverage
A pre-listing inspection is conducted just like a buyer’s inspection, covering all the major components of the home.

*Please call for custom pricing based on the age, square footage, and location of the property.
