What Is a Home Inspection?
A home inspection is a visual examination of the structure and systems of a building. If you are thinking of buying or selling a home you should have it thoroughly inspected before the final purchase by an experienced and impartial professional inspector. In New York State Home Inspectors must follow rules and procedures as outlined in the “New York State Standards and Practices for Home Inspectors” and the “New York State Code of Ethics and Regulations for Home Inspectors”.
Can I be present at the inspection? Can I ask questions?
Absolutely!!!. You are encouraged to be present at the inspection so that you can familiarize yourself with the home. Areas of concern and other conditions will be pointed out, so that you will be aware of them when you are reviewing the report. I also try to make the inspection educational, so that you understand how your new home works. I also encourage questions during the inspection.
How long does the inspection process take?
Generally, 2-4 Hours. The time it takes to conduct a Home Inspection depends on the size, type, and age of the property. I fully and completely inspect each component of the property.
How long will it take to get my report?
Your home inspection report will be emailed to you within 24 hours after the inspections. here at pro-spec home inspection, we spend just as much time putting together your report as we do INSPECTING your home. so we feel that the time spent inspecting a home should be spend on looking the home over and not worry about finishing a report before the end of the inspection.
Do I need to sign a contract?
Yes. New York State requires a pre –inspection agreement be signed prior to the start of an inspection.
