What Is a Home Inspection?  
A home inspection is a visual examination of a property's structure, systems, and components. If you're planning to buy or sell a home, it’s highly recommended to have it thoroughly inspected by an experienced and impartial professional before finalizing the transaction

In New York State Home Inspectors must follow rules and procedures as outlined in the “New York State Standards and Practices for Home Inspectors” and the “New York State Code of Ethics and Regulations for Home Inspectors”.

Can I be present at the inspection? Can I ask questions?
Absolutely! I encourage you to be present during the inspection. This is a great opportunity for you to get familiar with the home and see firsthand any areas of concern that are discovered. I’ll point things out as we go, so when you review the report later, you’ll already have a clear understanding of what’s being referenced.I also try to make the inspection educational, so you’ll walk away with a better understanding of how your new home works. Questions are always welcome—don’t hesitate to ask during the inspection.

How Long Does a Home Inspection Take?

Generally, a home inspection takes between 2 to 4 hours, depending on the size, type, and age of the property. I take the time to fully and thoroughly inspect each accessible component of the home to ensure nothing is overlooked.

How long will it take to get my report?
Your home inspection report will be emailed to you within 32 hours after the inspection.
At PRO-SPEC Home Inspections, we believe that the time spent at your home should be focused entirely on the inspection itself—not rushing to finish a report on-site. We dedicate just as much time and care to preparing your report as we do to performing the inspection. This ensures a thorough, accurate, and easy-to-understand report that reflects the full picture of the home's condition.

Do I Need to Sign a Contract?

Yes. In New York State, a pre-inspection agreement must be signed before the inspection begins. This is a legal requirement that outlines the scope, limitations, and terms of the inspection—ensuring clarity and protection for both the client and the inspector.
