What Is a Home Inspection?
A home inspection is a visual examination of the structure and systems of a building. If you are thinking of buying or selling a home you should have it thoroughly inspected before the final purchase by an experienced and impartial professional inspector. In New York State Home Inspectors must follow rules and procedures as outlined in the “New York State Standards and Practices for Home Inspectors” and the “New York State Code of Ethics and Regulations for Home Inspectors”.
Can I be present at the inspection? Can I ask questions?
Absolutely!!!. You are encouraged to be present at the inspection so that you can familiarize yourself with the home. Areas of concern and other conditions will be pointed out, so that you will be aware of them when you are reviewing the report. I also try to make the inspection educational, so that you understand how your new home works. I encourage questions during the inspection.
How long does the inspection process take?
Generally, 2-4 Hours. The time it takes to conduct a Home Inspection depends on the size, type, and age of the property. I fully and completely inspect each component of the property.
How long will it take to get my report?
your home inspection report will be emailed to you within 24 hours after the inspections. here at pro-spec home inspection, we spend just as much time putting together your report as we do INSPECTING your home. so we feel that the time spent INSPECTING a home should be spend on looking the home over and not worry about finishing a report before the end of the inspection.
Do I need to sign a contract?
Yes. New York State requires a pre –inspection agreement be signed prior to the start of an inspection.
Why is hiring a Nachi Certified inspector so important?
along with being new york state LICENSED and meeting the state REQUIREMENTS for training, InterNACHI inspectors are certified and trained by the International Association of Certified Home Inspectors. the world’s largest nonprofit association of residential and commercial property inspectors. As an InterNACHI & NYS LICENSED home inspector, I:

My standard home inspection is an evaluation of the visible and accessible interior and exterior structure, systems, and components. Your report will include my findings of any material defects I discover in an easy-to-read format. my job isn’t finished until you understand everything in your report.
What if the Home fails Inspection?
a Home Inspection is not a pass or fail test; all homes even newly constructed homes have problems. a home inspection gives you valuable information to help you make a informed home buying decision, and to help you decide if it is necessary to perform a more detailed investigation of any systems or components
For the Home Buyer
A home is probably the largest purchase you will ever make, so it is important to understand the condition of your investment. I will provide a non-invasive examination of the home’s accessible structure, systems and components. While a home inspection is not a prediction of future conditions and cannot reveal every concern that exists (or ever could exist), it will significantly reduce your anxiety by arming you with the knowledge you need to make an informed home-buying decision.
For the Home Seller
Are you selling your home? Let me inspect it before you even list it. A PRE-LISTING inspection informs you of any defects or problems with your home so that you can address them before prospective buyers discover them. You can then take the time you need to obtain reasonable repair estimates. Show prospective buyers that you are dealing in good faith. Avoid 11th-hour negotiations and delays, and justify your full asking price by having your home pre-inspected now.
For the Real Estate Professional
Your reputation is your most valuable asset. Your clients rely on you to guide them through a complicated and sometimes stressful process. Demonstrate to them that their trust in you is justified by referring them to me. My experience, training and professionalism will deliver the information your clients need. The best advertising is a happy client.
